Client Situation

Walter Group was asked by long time friends for a recommendation realized that they were at the stage of life that simplifying their real estate holdings made sense.

The sellers were friends of Janet and Steve and reached-out to coordinate a meeting to discuss options. Walter Group Met with the owners and proposed a marketing strategy that included:
– Investing in the replacement of the original 1960s vintage 320ft seawall and cap
– Extensive pruning of overgrown foliage to accentuate the incredible 180-degree waterfront view
– International marketing campaign leveraging WSJ Mansion Global and Leading RE (hyperlink to selling\global)
– 2d/3d/aerial photo/video
– Development of virtual development renderings

Approach

The phase-1 campaign was designed to offer the in-market estate lot builder and opportunity to purchase an ideal site for a waterfront trophy home. The rationale was to engage with buyers who were waiting for just the right 20,000sf peninsula lot with deep water and direct access to the Gulf of Mexico. The perfect client profile was a the buyer who was prepared (perhaps with architecture/engineering completed), and looking for the perfect build site.

Outcome

Walter Group generated (2) offers in phase-1, neither of which was accepted by the sellers, and contracted in phase-2 with a buyer who owns other properties on the Key, and wanted a build site where he could keep his boats.
